Getting Started

I compare loans from a wide range of lenders, find the right fit for your situation, prepare your application properly, and manage the whole process through to settlement. Think of me as your guide and your advocate — I work for you, not for any bank.

For most home loans, nothing. Lenders pay brokers a commission when a loan settles, and I'm always upfront about exactly what that is. You get the comparison work, the strategy, and the support at no cost to you.

Earlier than you think. Before you start inspecting homes, before you sign a building contract, before your fixed rate ends. An early chat costs nothing and gives you clear numbers to plan around.

Deposits & Grants

It varies, but many buyers get started with 5% — and with government schemes or a family guarantor, sometimes even less. The 20% figure everyone quotes is about avoiding lenders mortgage insurance, not a hard entry rule.

Quite a lot: the first home owner grant, stamp duty concessions, and the First Home Guarantee scheme, among others. Eligibility rules are specific, so I check everything that applies to you as part of our first chat.

Yes — a family guarantee lets them use some equity in their home as extra security for your loan. It can mean buying sooner and skipping lenders mortgage insurance, and the guarantee can be released later once you've built equity.

The Process

Pre-approval usually takes a few business days once documents are in. From offer accepted to settlement is typically 30–45 days. I keep you updated at every stage, so you're never left wondering.

Usually ID, payslips or financials, bank statements, and details of any debts. I'll give you a short, exact list for your situation — no scavenger hunts, no surprise requests halfway through.

Pre-approval is a conditional yes before you've found a property. Full approval happens after the lender values the specific property you're buying. Pre-approval lets you shop and offer with confidence.

Rates & Repayments

There's no universal answer — it depends on your need for certainty, your plans, and where rates sit. Many clients split their loan: part fixed for stability, part variable for flexibility. Let's look at your situation properly.

The comparison rate includes most fees and charges, rolled into a single number. It exists to stop lenders luring you with a low headline rate and clawing it back in fees. Always compare both.

Don't let it quietly roll onto the revert rate — that's often the most expensive rate a bank offers. Get in touch a couple of months before it ends and we'll line up the best next move in advance.

Working With Ryan

A wide panel that includes the major banks, regional banks, and specialist lenders. That range matters — the right lender for a self-employed builder is rarely the right lender for a first home buyer.

Not at all. Plenty of first chats end with 'you're in a good spot, stay put'. If and when there's a genuinely better option for you, I'll show you the numbers and you decide.

Yes. Buying a home doesn't stick to office hours and neither do I. Evenings and weekends can be arranged — book a time that actually suits your life.
